LYNTON AND LYNMOUTH SS7149 WATERSMEET ROAD, Lynmouth 858-1/4/94 (West side) 03/09/73 No.22 Hillside House and front terrace wall and railings (Formerly Listed as: LYNTON WATERSMEET ROAD No.22 Hillside) - GV II Hotel. Late C18 or early C19. Rendered, slate roof. A symmetrical central stair hall plan, set on a high plinth storey to the road at basement level. 2 storeys, attic and basement; 3-window range. 2-light small-pane casement flat-roofed dormers with slate cheeks, above 12-pane sashes in plain reveals. At the ground floor are canted 4:12:4-pane sash bays with hipped slate roofs with a central hipped porch on solid cheeks over part-glazed C19 doors to a radial fanlight. Deep brick stack to the right. The building formerly incorporated the projecting gabled bay to the adjoining No.24 (not included), and the terrace extends across this bay. The rear includes a 2-light small-pane casement to the staircase, and has a flat-roofed extension. INTERIOR: most of the original panelled doors, previously painted, survive. There are some moulded cornices, and C19 fireplaces to each of the ground-floor front rooms; that to the right has a reeded surround with tiles, and to the left is in painted slate, with Art Nouveau tiles. The dogleg stair has a stick balustrade to swept handrail and turned newels. There is a second, service staircase, a spiral with slate treads. SUBSIDIARY FEATURES: across the front is a plain rubble retaining wall, with a large garage opening to the left. The wall ramps down to the right to contain a flight of 2+11 steps with slate treads; a continous railing of cast-iron with spearheads runs across the front and as balustrade to the steps; at the bottom is a small contemporary iron gate. This is possibly the earliest of a row of hotels here, retaining more original detail than most. Listing NGR: SS7254049312
