LYNTON AND LYNMOUTH SS7149 WATERSMEET ROAD, Lynmouth 858-1/4/91 (West side) 03/09/73 No.12 Orchard House and attached front boundary wall (Formerly Listed as: LYNTON WATERSMEET ROAD No.12 Orchard House) - GV II Hotel. Early to mid C19. Rendered, slate roof. L-plan block set with the gable of the long wing to the street; a further gabled range is set parallel to this and slightly back to the left; entrance is in the internal angle. The building is set against the excavated rock at the back. 2 storeys, attic and part basement, all windows are wood casements, with mullions and transoms, mainly with horizontal bars, but 4 with small-pane glazing. To the street, left, is a small 2-light above 3-light, and small-pane 2-light to the ground floor. Here also the lower wall contains 2 arched openings with doors to the basement level. This wing has a roof with unequal pitches, and has probably been raised by one floor. The main gable, with decorative barge-board, has 2-light casements at each level, that to the ground floor coming down to floor level. The return face has two 2-lights with small panes above a vanted one-storey bay with hipped roof. In the corner is an octagonal porch with a C20 door on the splayed face. The returned narrow wing has a hipped end over a canted corner, to the front and on the diagonal face there is a 2-light above the same, taken to floor level at the ground floor. A valley stack, and a further eaves stack to the rear of the back wing. INTERIOR not inspected. SUBSIDIARY FEATURES: across the whole width of the site, projecting to the right of the gabled ends, is a painted rubble wall approx 1.5m high, with a small iron gate at the right-hand end; 9 steps lead to the slightly raised level at which the house is set.
